Employment Land Community Improvement Plan

The City of Greater Sudbury has adopted the Employment Land Community Improvement Plan (CIP), to support industrial land development and job creation in the community.

Eligibility

Property owners and tenants, provided they have the consent of the owner, can apply to the program.

To qualify for the CIP, projects must be within city boundaries, have a minimum construction value of $1 million, and be eligible for an Industrial or strategic industry building permit.

All applications will be reviewed by Economic Development staff and are subject to City Council approval.

Available Incentive

Eligible projects can receive a Tax Increment Equivalent Grant (TIEG) to offset the increase in property assessment and municipal property tax based on the completed project. The TIEG will subsidize 100 per cent of the municipal portion of the increase in property assessment and municipal property tax. Grants will be available for a three, five, seven or 10-year period based on scoring.

This program may be combined with other incentive programs offered by the City or other levels of government.

How to Apply

Anyone wishing to apply to the Employment Land CIP should email develop@greatersudbury.ca to arrange a consultation to discuss program eligibility. As part of the application process, an online application, including a business case and post-development reassessment value estimate will be required.

Applications will be provided to qualifying businesses after consultation with our team.
