Why Redevelop The Site?

As per the BC Assembly of First Nations Sustainable Economic Development & Fiscal Relation Strategy Summary Report, it is in Katzie’s interest to clarify and standardize economic interests and provide employment and business opportunities through negotiation and land development.

The Eagle Meadows Business Park development will help Katzie achieve these goals and provide a new source of revenue to the Nation.

The Eagle Meadows Business Park is an industrial complex designed to provide logistics and operating solutions for industrial businesses in Pitt Meadows. This project presents a unique economic opportunity for the Katzie First Nation given the shortage of industrial land in the Lower Mainland.

Location

The proposed site is approximately 17.5 acres or 763,000 square feet in size and is located on the corner of Bonson Road and Fraser Industrial Way. The site is currently vacant of buildings.

What Is The Proposal?

The proposal is for a light industrial complex comprising of approximately 400,000 square feet of leasable space over two buildings. Located on Katzie First Nation lands on the north bank of the Fraser River just west of the Golden Ears Bridge and minutes from Port Kells, Eagle Meadows Business Park features excellent accessibility with convenient connections via highway, rail, air, port and border distribution points throughout Metro Vancouver.

Like other Class A industrial complexes, it will feature loading bays for trucks and the potential for multiple tenants in different sized units. The development will also feature:

  • High efficiency LED lighting
  • Enhanced storm water management measures
  • Insulated walls and roofing
  • Thermally efficient glazing
  • Low VOC paints and coatings

The Eagle Meadows Business Park will be located in Katzie 1 land, at the Northeast corner of Bonson Road and Wharf Street.

Where Are We In The Process?

Now that architectural plans have been created for the site, we are in the Development Permit stage which, if approved by Chief and Council, will allow us to execute the project and begin construction. We are excited to see this project come to fruition and yield benefits for the Katzie First Nation community.

This project is the first of its kind for KFN, in an effort to build economic sustainability and stability that will benefit the Nation over a long-term. We want this project to be something KFN can be proud of for years to come, while providing a source of revenue to the Nation.

Subject to review and approval by Chief and Council, & issuance of a Development Permit, we anticipate that construction will begin this year and businesses will be able to occupy and lease the complex in late 2022.

Indigenous Inclusion Program

Epta Development Corporation is partnering with Wales McLelland Construction, who have worked with several Indigenous groups in the past, to deliver the business park. In 2016, Wales McLelland completed a 31,618 square foot manufacturing facility for Shxwhá:y Village in Chilliwack.

Wales McLelland also has an Indigenous Inclusion Program that might be of interest to some of our community members, as they recognize that the construction industry can provide meaningful opportunities for community members on their projects.

This program facilitates educational opportunities for construction training, site tours to introduce construction career potential to community youth, and provides direct employment in the project for qualified, or close to qualified, candidates.
