Municipal Development Plan Update

The Municipal Development Plan (MDP) is the policy framework that governs land use planning within the County. Over the past decade, the County’s aspirations related to issues such as protection of farmland, residential growth, and acreage subdivisions have evolved. A new and modernized MDP is needed to keep up with Minburn’s evolving communities, simplify land use planning and meet ever changing development demands.

The current subdivision policies within the existing Municipal Development Plan and Land Use Bylaw allow the following:

The recent updates to the Land Use Bylaw allows the maximum of 3 dwellings on each agricultural parcel. The landowner should be aware of the following impacts when siting such multiple dwellings within an agricultural parcel:
  • If appropriate separation distance is not provided between each dwelling, it may negatively impact the ability of the landowner to undertake future subdivision of land in accordance with the County’s Land Use Bylaw regulations.
  • Access to each dwelling from public roadway need detailed site design considerations to avoid future access related conflicts between residents of each dwelling.
  • The provincial regulations for buffer distances between on-site sanitary private sewage facilities and residential buildings as well as property lines need to be followed.
